    Where to sign the contract?

    Hi

Ive heard several people on threads say that in order for the inventory to be legal it needs to be signed top and bottom by the tenants. I guess to confirm that they have seen all of each of the pages.

Shouldnt the same therefore apply to the contract? My contract is 7 pages long and signatures are requested on page 7. In fact the only thing on page 7 is signatures.

Do I need signatures (or at least initials) on each page? And is a page with nothing but signatures (and page 7 of 7 in the footer) enough? Couldnt my tenants claim that Ive altered the preceeding 6 pages?

    TIA

It's good practice to have the tenants sign every page of both inventory and tenancy agreement for the avoidance of doubt. By the way you don't need the signatures witnessed for a fixed term of 3 years or fewer on the AST but you can if you want to.
The advice I give should not be construed as a definitive answer, and is without prejudice or liability. You are advised to consult a specialist solicitor or other person of equal legal standing.

just add a footer to the bottom of each page of Ta and get to initial it - this is what we do....a lot to read now what with the Prescribed Terms for the deposits but worth it if we ever had to go to court.
