    So what's up with you issuing a S8 notice and when the tenants dont comply within 14 days, issuing through PCOL as normal?

    The fee is a reduced £100 as against the normal paper based fee of £150

    Secondly, if you dont want to do the above, why not just do the paper based S21 acellerated possession process if you have a written contract, or the non-acellerated if you dont have a written contract. The fee is again £150

    It failed since the tenant didnt move out and now owes 2 months rent (6 weeks late).

    Ive phoned the courts, citizens advice and PCOL and no one can tell me if I can use PCOL or not to gain posession of the property and the rent.

    Does anyone here use PCOL? When someone has a section 21 that has failed what route do you use? This is becoming a real mystery.

    Ive just read several posts asking whether PCOL can be used after a section 21 and generally people are thinking not.

    Has anyone found out for definite? I phoned PCOL and even they couldnt tell me!
