If the tenant is amenable, why not go for 1 year?
I doubt rents will change much over a year and even if they do rise a bit, you always have to balance receiving a slightly lower rent with the security of having a regular income stream without voids for 1 year/6 months.

It's certainly the 'simple' option just to let it go periodic. Personally, assuming I have tenants I want to keep, I tend to explain the two options (periodic vs new 6-month AST) and let them decide which they prefer.

Also, L needs to decide whether it's better to have:
a. the flexibility of a periodic tenancy, terminable sooner than a fixed term; or
b. the security of a fixed term and (all being well) a reasonably probable rent flow during it.

Have you asked the tenant whether he/she would like another six months? This would seem to be the logical first step.

by DoricPixieThe only other thing I can think of is the address for the serving of notices. If that was the letting agency’s address in the original agreement you’ll need to provide the tenants with a new address where they can serve notices....

by LawcruncherThere are any number of things the OP can do to ensure the tenants have some degree of security and protection against rents being increased. What he does has to depend on what balance he wants to strike between the tenants and charities. Possibilities include:

by laimtoh5I'd like to ask a brief question about creating a new will that is clear about what the executor should do when I die.

by ash72I would keep both documents in sync, the NTQ and the NL1 form, that way there's no issues, since they don't ask for a Tenancy agreement. I would also start the clearing up of the possession's and box them up for the time being.
I think it's easier when you don't have a grieving relative...-
