    Serve section 21 notice at start of Tenancy?

    Hello - I have been reading n the RLA website, that RLA recomend that a Section 21 notice is served to accompany the A.S.T. at the begining of the tenancy.
    I have a couple of reservations about this, that I would like comment on please.

    1, Given that a Section 21 notice would give the tenancy end date the same as the A.S.T. Would this practice prevent the tenancy rolling into a periodic tenancy?

    2, Does this take away the right to serve a Section 8 if needed?

    Please let me know your thoughts.

    Yes, there are some who seem to have fairly consistent positive performance over a period of years. I would be skeptical, though. Could be explained by them having holdings in a few companies (e.g. Amazon) which have done very well over that time(?) I would suspect survivorship bias.

    I will post here but it may get moved - but at least it gets a bit of exposure to begin with lol

    I've used a platform called etoro for 2 or 3 years to hold shares in some cruise stocks (don't laugh) - mainly because we do 4 or 5 cruises a year and the shareholder benefits can be quite handy....

    I suspect he is a professional scammer, i do not believe anyone can be such a wimp as to be running scared over a few spiders etc, he may be doing this to simply be paid off to leave the tenancy etc. I would engage a solicitor given he will try all he can to get money out of you, offer to end the tenancy...

    1. youve been given notice, you do not have to give them a months notice before you leave. but do time it so you leave without having just paid a full months rent eg leave on 31st if rent is due on the 1st. trying to claim rent back is a pain and they will do their best to screw you out of as much money...

    I can only give my opinion based on what i see when dealing with ASB and general bad behaviour with tenants as part of my job, even as a landlord, if i were in your position with the arrangement as it is.... i would not want the flat to be allowed to be a BTL, Yes it may limit the number of buyers but...
