  • My tenant has asked me for a loan

I recently let my 2 bed property to a lovely young couple. She a music teacher and he a professional gynaecologist.
Suddenly I have been contacted and told that she has left him and he still wants to stay in property and can pay but needs one months rent as a loan. Should I just let him leave or agree?

If he needs a loan suggest he goes to a bank - you are not a free lending facility, neither are you his friend.
BEWARE of being nice to tenants - you'll just get it thrown back in your face!

            Agree

Day, I couldn't agree more. We helped out a tenant who was getting grief from his neighbour so we moved him to another proprty... even paid his removal fees to help him out as she was also one of our tenants.. how does he repay us? He fails to pay rent and then decides to attempt suicide by setting light to the property!

            Lesson learned!
GOVERNMENT HEALTH WARNING: I am a woman and am therefore prone to episodes of PMT... if you don't like what I have to say you can jolly well put it in your pipe and SMOKE IT!!

Oh and on a serious note... I am NOT a Legal person and therefore anything I post could be complete and utter drivel... but its what I have learned in the University called Life!

I helped a tenant out by allowing arrears to build up, I've just received yet another promise to pay but it crossed in the post with the S21 I sent to him.

"Landlords seem to think they are God and anyone who dares help pay the mortgage (i.e become a tenant) is scum. EXAMPLE:

What is most sad is that if they had only sacraficed a few weeks rent on new fixtures and fittings when needed, in the long run they would actually keep their tenants."

Why not follow your own advice and sacrifice some rent to keep your tenants happy?
