    EPC Checks

    Hi,
    Our current EPC has expired a couple of months ago. I have appointed an engineer from a company for these checks. The tenant is not allowing for these checks and not responding to our calls/emails. I want to serve the notice as ur tenant is not paying rent.

    Can I server notice without EPC? If not, What are my options?

    P.S: We don't have a gas connection only electricity.

    Yeah, as long as you served one originally, I believe you are in the clear.
    To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

      I want to serve "accelerated section 21". Would like to have possession of the property.

          As long as a valid EPC was given to the tenant before or as they moved in, it doesn't matter that it's expired when you serve notice under section 21.
          When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
          Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

            Google "Nearly legal section 21" to check if you would be able to serve a valid form 6a.

            I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

              There is more than just the EPC, you need to review all your documents that you had to provide at the beginning of the tenancy, before you serve the S21 notice.
