Tenant wants me to install toilet sprayer/douche attachment

Some of my tenants have what looks like a big plastic teapot by the loo. I guess it does the job.

Hi,

Relatively straight forward to install for a plumber. If you can see the cold feed going to the toilet then simply Tee off the existing cold feed to the toilet and connect to the new toilet 'sprayer'. The sprayer itself is probably £30. couple of hours for a plumber. So guess it depends on how good the tenants are?

If they want warm water then different ball game and the answer is no.

Not sure why it would make it more difficult to let in the future? most people wouldn't know what it is for. Would I install in my properties???? probably not. Or I may go 50/50 with the tenant if they are really good..??

And put a pressure reducing valve in and a double non return valve. And check to see if the water could spray on to electrical light etc zone control.

It would work for them, but it's not simply the seat but a whole toilet so that would raise installation costs on top of the price of the unit. The biggest issue, however, is the power supply. As we were doing a refurb, we were able to put in a spur to connect it to, but not everyone can run electricity into their bathroom safely.

I suppose another advantage is no paper or wet wipes so less blockages.

Of course if you are going to use a spray instead of paper then your metered water bill is going to go up.

And unless it's an electric seat type with a warm air blast then you are still going to have to wipe your bum dry after spraying.
Presumably you'll have individual drying cloths/towels?

Oh yes good point. OP also allow £5 for a valve. But as you can get a kit for £22 then the £30 quoted will more than cover it, As for pressure reducing valve, I would think that if you have particularly high pressure then your toilet or mains incomer will already be reduced, so wouldn't worry about it. (worst case a further £5)
As for Zone rating in the bathroom. I am assuming your toilet is floor mounted as this does make it much easier to use. So even at Zone 1 rated then your ceiling lights will be out of the area providing your ceiling is more than 2.25M.

If you have a particularly low ceiling or mounting the toilet on the ceiling, then you will need to check with the electrician that your lights are minimum IP44. Any chandeliers or table lights will also need removing. I am sure as you already have a shower installed in the room then these have already been taken out. Still a very simple job for any plumber. (except maybe ones who want to overcomplicate it for some reason?)

Nearly all toilets in Thailand have a “bum gun”. As a previous poster said very easy and quick to fit as long as you have an isolation valve on the cold fed easily available. My problem is if you do this for them will it open the floodgates to all sorts of other demands. In my experience early in my days as a landlord I thought no skin off my nose if I did something like this to make them happy but it
has backfired on me several times in which their demand go from a seemingly small demand to gradually getting more and more from them. I now don t do this kind of stuff that is superfluous to their basic needs. If they want it done they can pay for it.

Is there not a half way solution?

I am no plumber, but can't a connection be added to the toilet's plumbing that allows a hand held bidet to be attached or not, which would allow the tenant to use their own if they wanted to.
I can see that as quite a plus for a sector of the market, without being an odd thing in the eyes of people from other cultures.

Fairly easily.

That first one I linked on Amazon has a tap built into the 'T' that shuts off the hose and allows water to the cistern, most types do.
You can buy the 3-way diverter valves seperately, eg: https://www.amazon.co.uk/s?k=3+way+d...f=nb_sb_noss_1

So you could just fit a 3-way valve and let the tenant screw on their own hose/spray head.
(Cap off the hose connection in case someone inadvertently turned the tap on with no hose connected, a plastic cap should be sufficent to prevent accidents, a metal one would be safer.).
