    Agree. My mum is a dog trainer, she was in crufts this year. DShe always says that dogs are pack animals and they live by their position in the hierarchy. letting dogs into the bed or onto the sofa actually elevates their position in the hierarchy and puts them on your level, and can have dramatic consequences. Keeping them on the floor keeps them in their correct position, it’s not cruel at all, it’s how their world works.

        To some extent, it will unintentionally help create a kind of bad tenant register.

        A section 21 eviction usually doesn't get entered onto the register of county court judgements.

        A section 8 eviction usually does.

        Despite the propaganda, there's always a reason for 'no fault' evictions. Not paying the rent is a big reason.

          That is a very good point, the law of unintended consequences i guess....... so after a few years of all this we just have to check the register and we have a kind of tenant check by default.

            Landlords can reference tenants though. Tenants can’t reference landlords in the same way. Look at the tenant in Sydney who jokingly asked for landlord references, he appears to have been black-balled by every letting agency in the city.

              I think a lot of people get pets that are completely unsuited to their lifestyle. Not just tenants, home owners too, the difference being that if an animal reeks havoc on your property that’s on you but if you rent it’s often the landlord who ends up footing some or all of the bill.

                                  I don't know the answer, but if true this would be an absolute outrage.

                                  Some little kid buying their own home where granny left them a quarter of a house that is rented out pays 3% additional tax

                                  Someone who buys 8 properties pays 1%

                                  Does anyone think their tenants are ready for the huge rises in energy bills this winter? Given that unit prices are expected to more than double from where we are now (and that is a big rise already) does anyone think tenants really have a grasp on this?

                                  I'm more concerned at the possibility of a winter of unheated rental properties and then the tenants expecting me to deal with the resultant mold.

                                  I think the deposit of five weeks rent is more trouble than its worth. Not taking deposits means being a bit more selective in choosing tenants.
                                  Considering the value of the asset the tenants are trusted with the deposit rules are crazy. But thats only one of the red tape obstacles to being a...

                                  Looking after a significant amount of someone else's money is not a trivial undertaking.

                                  I spent most of my career designing and building business solutions to replace manual processes.
                                  So I have a reasonable idea of what's possible.
