    Serving notices where a joint tenancy exists

    I have searched the forums but cannot find a thread that answers this:

    Where a joint tenacy agreement exists, how should notices be served? e.g. Do I serve a single notice to the property addressed to both tenants; do it serve 2 notices, one to each tenant in their sole name; or two notices served but each notice stating both names? Or any other permutation??

    I generally serve notice individually to all tenants, but with all names on each notice. There is only one legal tenant albeit with however many names attached.

      So how would the courts view a single notice addressed to both tenants?

        That's fine also, but for safety's sake I'd serve the same notice to both of them.

        More important is to prove you served notice, so send with certificate of posting.
