I have a mobile home next to my property. Do I qualify for the rent a room scheme if I rent out the mobile home but the occupant must use the shower and washing facilities in my house i.e. so that the mobile home is not a separate unit of accommodation? There is a provision by the council that it must not be used as a separate unit. Thoughts please?

You're really going to struggle with that not being a tenancy.
If the tenant can lock the door to exclude you, and they could wash in a sink, that's likely to be a dwelling house.When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.

a) so the mobile home does not provide the (very) basic facilities that any tenant or judge would expect for a dwelling....
b) Agree with jpk: Should it get to court (which is when the issue matters..) can;t see any judge deciding it's anything but a tenancy & you the landlord er... not at the better end of the landlord quality spectrum..
c) You say "next to your property).
- i) Do you live (all the time) in that property??
- ii) Is the mobile home on your land or (literally) "next to" it, on someone else's land??
d) Electricity in the 'van?
In your shoes I'd not even try without getting a better 'van with shower/wash (? & presumably toilet??) facilities. Unless you want to be investigated under HHSRS...
I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

As already said, I can see planning restrictions being an issue for you. I'm not sure whether HHSRS also applies, but that could be problematic. Also vehicle insurance?

Thanks everyone. I will take your advice and not bother. The mobile home is on my property and the door is about 10ft away from my door but it has shower, toilet etc. I really don't think it's worth all the bother especially as I have an extremely difficult neighbour who would report me at the drop of a hat!

Just as an afterthought... Plan B: Would I be allowed to have someone stay in the mobile home rent free in return for helping me about the farm? (I have 10 acres which needs a lot of up keep in the summer) They would shower and wash and possibly cook in the main home but just sleep and use the lounge n the mobile home. Any thoughts??

The work that they do would effectively be rent.

My lodger just went after the expiry of the notice to quit had expired. If she hadn’t I would have locked her and removed her belongings to a safe place outside the house. It is highly unlikely the local council would pursue you for illegal eviction - they hardly ever do in a situation of a lodger...

Does it mean I can give the notice on 10.06.2022 and still have a month to move out and agency/landlord cannot trough me out/take to court during this 1 month ?-
