Hey there! Sorry if this was already posted! I had a long debates with my student - tenants, in case they are replacing the locks as they old(as they say) and do not offer the security level the tenants want, who pays for the locks and for the locksmith?
Who pays?

It depends if the locks need changing or it is simply a preference of the tenant(s).
You are obliged to keep the tenant(s) and their possessions safe.
If you believe the existing locks do that, they don't need to be replaced. When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

You may find your landlord insurance has a requirement for type/quality of lock (including windows).
IMHO change locks at each change of occupants, with thumb-turn locks. No need to fumble for a key if house is on fire full of smoke.
You never know who had a copy of keys...I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

Reply to Windows and front door smashedby Yorkie2020Thank you both for the advice. I guess I should have asked before I contacted the insurance. I expected the premium to go up but not for them to reclaim it in 3 years. Current estimates are coming in at about £1600. I guess I'm shopping around for insurance later this year, but I guess once I mention...

by Yorkie2020Tenant messaged this morning to say her living room window and front door were smashed in last night plus some other damage. She called the police who arranged for someone to secure the broken window and door.
In all the years of being a landlord, I've never had to make an insurance claim before,...-

by Lesney ParkUnless I've missed something, OP is buying with a residential mortgage (they intend to live in it)
Therefore whilst they can exchange (not advisable), they cannot complete as it will be a condition of the mortgage that there is vacant possession, which there clearly isn't while this tenant...-

If it takes maximum up to a year we are happy to go ahead with the purchase and cover the costs.
I am lucky enough to have not yet needed to evict someone from any of my properties. But my understanding is that the longest it can take is forever. If the previous landlord or you fail(ed)...-

On top of what everyone else said about the tenancy continuing after the purchase, it's important to also remember that at that point *you also become a landlord with all the legal responsibilities of a landlord*. Do you know what those responsibilities are? Have you got the right insurance? Are you...
