    I was quoted £1200 by a specialist company to take down and remove a asbestos garage (single car size) and remove the asbestos guttering on one side of a 2 bed bungalow.

    Unless it's shedding fibres into the atmosphere or something, which is pretty unlikely, then it's not likely to be an issue, as others have said.

    Presumably you're trying to secure a price reduction on the property by quoting a (compulsory) removal cost at the vendor? There's no reason to remove the garage just because it happens to be asbestos, however if it for whatever reason it does need to come down, then professional advice needs to be taken and probably specialist contractors used to demolish and remove it, at significant cost.

    Car brake pads used to have asbestos in them (dont know if they still do).

    Our garage roof is asbestos and the surveyor said it's not a problem so long as you dont disturb it.

    You would need to contact the manufacturer concerned and see what the make-up of the artex was. Personally I'd plaster over old Artex rather than chip it off the wall.

    Don't forget, It's blue and brown asbestos which is the really bad stuff.

    Anyone who commuted on the Underground in the sixties/seventies and no doubt eighties would have been sniffing up asbestos fibres from the brakepads and I don't see hordes of people dropping down dead from that. What about the old asbestos factories which were blown up in East London during the war. Think about what that put into the atmosphere, not to mention those (was it) seventies built nasties the world trade centres in New York. Imagine what people are breathing in from that little lot.

    As long as the structure is not disturbed there is no reason for the asbestos to be released into the atmosphere - therefore it would be sensible to NOT drill holes in the walls to put up shelves etc.

    Just leave the garage alone and it will be fine. It's probably <1% white asbestos cement.

    Asbestos Garage

    Hi.

    I come across a property which appears to be mainly made of flat asbestos sheeting. It is a detached garage to the side of the property and several panels show signs of cracks or have missing pieces mainly at the bottom.

    Has anyone come across this before and what is the legal standpoint on this? I have advised the owner that this may need to come down.

    My reasoning is this, if the asbestos were in the main house asbestos spores could travel within and then deem this as unsafe, is a garage treated any different???

    That's not the same thing, though.

    A section 21 notice accelerated possession claim is one that can proceed without a hearing (although that doesn't always happen). It is a specific process that you elect to follow (or not).

    as per this blog it is possible If the tenant falls behind with rent, the landlord can repossess the property and cut their losses. After you miss to pay 2 months of rent, the landlord is eligible to use an accelerated possession procedure. If proven the court will grant the order immediately.

    There is no accelerated possession with section 8.

    I think your solicitor is suggesting using section 21 to obtain possession and then making a separate claim for the money the tenant (presumably) owes.
