    boiler & water cylinder replacement


    Thank you in advance for your help on this. I have a water cylinder & boiler which are both 25yrs old. The water cylinder leaked earlier this year but is fixed (for now).

    The boiler is outdated and if anything were to happen the parts would not be replaceable - a new boiler would be required, I do not want to be in a situation where something happens to the boiler/cylinder, the tenants are out of heat and/or water and I have to replace at emergency rates. Therefore I am happy to be proactive now, get a few quotes and get both replaced. I have asked the managing agency to request dates from the tenants (who are v busy NHS workers) to allow tradesmen to visit and quote. Its been two weeks and I havent heard back.

    Any thoughts on what I should do?


    Arrange appointments and give them notice of these in accordance with the terms in your contract. You are unlikely to need their agreement. Perhaps give them a little extra notice, or even a week so that they can respond if it clashes with shifts.
    Assume I know nothing.


      Let the tenants know what you are planning and get them on side.

      this time of year most GSRs are busy fixing faults

      also don’t be talked into a combi


        If they've lasted 25 years they will last another ten by which time there will be grants to replace with something better

          I agree with one of the other posts, Company A should have sorted the whole job, it sounds like a 10 mins job with maybe a collar for the pipework being tightened up and then some basthroom sealant are right.......... just under a ' monkey'' (Arthur Daley speak) for what is a simple pipe...

          We have a London flat managed by an agent (full management service).

          My husband and I were abroad, and got a call from the council saying the property was leaking sewage into the flat below. We contacted our agent immediately who sent someone around the same day (Company A).

          The pipework was found to be sound. I think Company A were there as an emergency "see if it's sewage and shut off the water if necessary". They said it was a pipework problem and a sealant problem. Company B carried out a full audit on the pipes and found it was only a sealant problem....

          The letting agent engaged all of them. We gave them an instruction to fix whatever the problem was after the notification from the council there was a problem - we pay for a full management service.

          I doubt the agency will give us money back because they've paid it out directly to the contractor,...

          In November 1979 BoE base rate hit 17% under Thatcher's government. My building society was kind by only raising their rates to 15%.....

          IMHO rates will continue to rise. Sorry.

          What you are proposing would breach your mortgage terms and possibly result in place being repo'd....
