    s21 or s8?

    Tenant (DSS) is on periodic tenancy

    They are about £500 in arrears and increasing each month.

    I would like to evict the tenant now.

    Do I go down the s21 or s8 route?

      It's probably best to avoid section 8 until the tenant owes 2 month's rent, otherwise the grounds are going to be discretionary.
      When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.

        Both. Tenant might take s8 hint, but jpk may be right
        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

          Just had tenants move out of a property after 2 years. Always paid on time, perfectly pleasant young family who have now bought their own home BUT:

          House was grimy - looks like they didn't clean properly in 2 years rather than anything overtly unpleasant

          Sounds like the usual benefit swindle to me. (Make believe you're a single mum to get your rent paid, then move your partner in on the QT.)
