Was the T in the property when the GS check was being conducted, as usually the engineer will have given them a copy of it at the time.

There's not normally an issue with the gas certificate timing other than the very first one.
That said email is not how you give people documents like that, unless the tenant has agreed to be served them by email.

No idea if the GSC you have is OK or not (1st place, you don;t say) or what the timing is for when it should be served. So difficult to answer.

Section 21 and Gas Certificate
About 3 weeks ago I had a gas certificate issued.
I forgot to email the tenant a copy of the document.
I plan to evict the tenant with either a Section 8 or 21 and want to know whether there is any issue regarding the delay to give the tenant the gas cert?
There appears to be a new rule each week, so I thought I'd better check whether there is a deadline to giving the certificate?Tags: None

Hi I am a live in landlord and plan to let my two spare rooms downstairs on a lodger basis both of these rooms have on suite bathrooms
As both down stairs rooms have on suites and the kitchen (shared with myself) is downstairs the lodgers will not need to come up stairs of the property...-

by gnvqsosIt is unusual for a copper pipe to be buried in a wall. Mortar and some plasters will corrode the copper. It is against building regs to do this now.

by fpyardsI moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.
The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....-

by fpyardsYes exactly as you describe. The picture hook was pulled out, the leak was immediately obvious and the water shut off within seconds. The wall was a bit wet around the hole but that's it, no damage. No emergency plumber needed as it was safe to leave it until it could be looked at properly.

For clarity - did the leak only start as you were packing up to leave and so started when you pulled the nail out of the wall? Did you quickly then turn off the water? i.e. not much water damage and no emergency plumber called?
If so, seems very expensive for the plumber as if it...-
