Hi all. Wonder if you can advise. I gave a fully unfurnished property to a tenant and they were aware of it. Now they have moved in, they have asked if I can get all poles bought and fitted in the rooms for curtains. It will be added cost for me to buy 6 poles and fitting cost ect. What is best way to respond to this request please?

Its entirely up to you - they rented the place as seen so there is no requirement for you to put up poles. You may see it as an improvement you want to make to make your property more attractive or you make think that if you give in to this then they will be asking for other things too. You could let them put up poles themselves - but that might make a mess and they might take them when they leave.
A compromise might be to put them in the lounge, where they would make the most difference.

A few of mine had curtain poles when I bought them. These got broken fairly soon, and I replaced with 2" horizontal venetian blinds. These seem to work okay, and can be washed in the bath if short enough. To save them chiming in, JPKeates, Theartfullodger, Boletus, Mindthegap, Macromia, Holy Cow & Ted.E.Bear think the opposite of me on almost every subject.

My flat already had curtains when I bought it, so I left them in. Then my very obliging first tenant installed vertical blinds all round, which he left when he went to say at Her Majesty's Prison. I have left them in for all other tenants since.
In response to the OP, I would put the poles up.

by CStevensIn this instance the mortgage company are not going to mind these people staying on (provided the paperwork is in order) as they do not expect you to take up possession anyway as they are moving.
The problem you have is that if you charge them anything more than £100 a year their occupation...-

by junglerowerHi, I have exchanged contracts on a house which I will buy with a buy-to-let mortgage.
The current owner has bought a new house of David Wilson's homes and they have taken his old house in exchange, which I now bought via them.
His new house is not yet finished, so he has to move somewhere...-

by CStevensHi, sorry to be the bringer of bad news but that's not right. You do have a statutory periodic tenancy but this is not deemed to be a new tenancy by the TDS and they will not have required the landlord to deal with the deposit process again sorry. Also, in respect of the section 21 notice, provided...

by CStevensYes it is possible to do that and i would suggest in this case you have to do it. Having said that, if you grant them a further 2 years the place is not going to get any better so why dont you suggest to the tenant that you are happy to grant a further 2 years on the proviso that they first do 'x,y,z'...

by bagusAfter landlording for many years, this is the first time I've been in this situation. Most of my tenants are now on SPTs, which seems to work well for both parties.
However, a family living in one of my houses asked initially for a 2 year contract, because they were looking to adopt a second...-

Reply to Tenancy Agreement Helpby jpkeatesHopefully, the guarantor agreement is a deed (and not part of the AST).
At witness can be anyone, but a connected witness is less than ideal, particularly for something being signed remotely.
The idea is for it to be as difficult as possible for someone to forge the “guarantor”s...-

Reply to Special clausesby CStevensi am not sure why you would insert a break clause on those terms as that is exactly what you will be able to do if you grant a 6 month AST anyway so why not just do that?
You don't have to provide a shower or maintain one but you do have to provide sanitation facilities so if there is a...-

Hi All,
I want to add the following break clause into my AST, but I’m wondering if I do so, do I also need to give my tenant also a break clause?
‘The Landlord may terminate this agreement by giving the Tenant not less than 2 months' written notice expiring [on or at any...-
