Notice for 12 month term

I want to give my tenant notice. However, on looking back through my emails, I see that the lettings agent wrote "The tenant would like to renew their tenancy at the end of their current term and has requested a 12 month term."

Will this mean I've got her until the end of next October? Can I not serve an S21 notice?

If the agency has signed a new 12 month fixed term then yes. You should have read your emails, I would send the agent an email/ letter stating you don't want to extend next year. If the agent hasn't renewed and it has gone periodic then you can serve notice on the T.

As far as I know this was in 2016 and there seems to have been nothing since.
