In my defence, 3 out of 6 respondents also believe the contents to be somewhat "astonishing" lol.
AND with credit to the ones who haven't, they're the ones who will give up their time to answer ALL questions if they feel they can share knowledge - no matter how absurd some of the threads start out on here lately.
Personally, if I can share experience and my limited knowledge (or even just my opinion) then I'm more than happy to share it - but I don't have time for idiots making up nonsense.

You've asked for free advice on a public forum and people are free to respond unless it breaks the rules of the site.
If you want input that won't be unneccessary, unhelpful or rude, you probably need to pay for it.
For the record, nothing that Landlord-man posted was unhelpful, and, while tone is hard to judge when all we have are the words, I read his posts as more incredulous than rude.

Do I need to be courtious? When presented with someone wasting peoples time then No.
The OP has even posted further details which are hard to believe - i know, I will
let a lot to homeless people in a bad residential area, what could possibly go wrong.

Thanks for those who replied. I didn't come on this site for abuse. I get enough of that from my daughter. My posts are true events. I let a lot to homeless people in a bad residential area. I have my fair share of very good and very bad tenants. Thankfully most of my tenants have been my tenants for years. It's only the nightmare ones I have asked for help with on here. I will look for a specialist eviction company as suggested. Thanks artfulldodger. Landlord-man will you leave me alone? As I said if you haven't got anything good to say don't bother saying anything. You are just nasty.

Start by putting the rent up.
The tenant will either get the message and start to pay a more reasonable amount or will (more likely) start to accumulate debt, which will allow you to regain possession on that basis.
Your section 21 notice will not be valid if there was no EPC or Gas Safety Certificate when you served it.
I would retain the services of a professional eviction company rather than use a solicitor.
I am not sure that letting property is your best choice of business activity.

Landlord-man. Don't be so nasty. My family have been through enough with the suicide of my son in law. If you can't offer constructive advice don't reply at all. This is a genuine worry for me. As you suggested you are probably better off watching TV rather than being nasty to other members of this forum !
