    Daughter

    I let my house to my daughter at a quarter of market rent. After she had children I let her I've there for nothing. However she has now moved in a boyfriend (David) who has just come out of prison. She smokes cannabis in the property. She has done a lot of damage which she passed off as repairs that I should do. She refuses to allow access to let me do an EPC or gas Safe certificate. I basically want her to leave. She is abusive at all times to me. I live in Wales. I want her to leave asap but she is very sly and will use everything she can in tenancy law to make sure she stays there as it's free rent

    I gave her six months notice but I don't think the court will accept it as she will continually blame housing repairs etc for not leaving. Her partner, the father of her children (Lewis) recently committed suicide in part due to her abuse. There was an element of domestic violence from my daughter to him. This is documented on his medical records. He was thrown out and the new partner moved in without my knowledge.. she tried to hide the fact that he was living there and I now find out he is paying her £70 a week.

    All in all I just want he to leave asap without it causing me to pay thousands in legal costs. She has applied for social housing but of course there is a shortage.

    Does anybody know if I can work with the council to get her rehoused. She is so abusive I could write a book. She has abused all the family including my 81 year old mother. It's because she is paranoid due to cannabis. I did inform social services but I don't want to go down that route again.

    I just want her to leave .Does anyone know a solicitor who charges reasonable costs to get vacant possession of my house.

    Quite entertaining really when nothing on telly.

      Tell her to start a cannabis farm in the property, that way she earns money, can smoke for free on her own supply, and the damage would be minimal on the current condition.

        Landlord-man. Don't be so nasty. My family have been through enough with the suicide of my son in law. If you can't offer constructive advice don't reply at all. This is a genuine worry for me. As you suggested you are probably better off watching TV rather than being nasty to other members of this forum !

          Start by putting the rent up.
          The tenant will either get the message and start to pay a more reasonable amount or will (more likely) start to accumulate debt, which will allow you to regain possession on that basis.

          Your section 21 notice will not be valid if there was no EPC or Gas Safety Certificate when you served it.

          I would retain the services of a professional eviction company rather than use a solicitor.

          I am not sure that letting property is your best choice of business activity.
          When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
          Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

            Really? You have made a total of FIVE POSTS IN 11 YEARS

            In 2010 you posted about a tenant in debt - you didnt bother responding to the help given

            In 2015, you had an alleged "3 times rapist" for a tenant - you didnt bother responding to the help given

            In 2019, you had an alcoholic tenant - you didnt bother responding to the help given

            Now, your "daughter" is suddenly out of control too and you want help again.

              Afaik there is no requirement on this forum to respond to advice or info.

              I have seen no evidence OP is not genuine.

              I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                As above, you need professional legal help. This is a complex case and you are out of your depth. Make sure you use a specialist housing solicitor.

                    To be fair that is a compelling catalogue of evidence....... if genuine then as said above seek a specialist eviction firm (there are some links on this site) and when evicted sell the property, you are simply not up to being a LL.

                      Thanks for those who replied. I didn't come on this site for abuse. I get enough of that from my daughter. My posts are true events. I let a lot to homeless people in a bad residential area. I have my fair share of very good and very bad tenants. Thankfully most of my tenants have been my tenants for years. It's only the nightmare ones I have asked for help with on here. I will look for a specialist eviction company as suggested. Thanks artfulldodger. Landlord-man will you leave me alone? As I said if you haven't got anything good to say don't bother saying anything. You are just nasty.

                          Im not repeatedly asking for advice and then ignoring those whove taken the time to help - only to ask again and again.

                          Thank You isnt hard.

                          Do I need to be courtious? When presented with someone wasting peoples time then No.

                          The OP has even posted further details which are hard to believe - i know, I will
                          let a lot to homeless people in a bad residential area, what could possibly go wrong.

                          The OP should have changed her business model years ago if this was real.
