    Getting the right section 21 form

    I read about people not submitting the right section 21 form. Can someone tell me where to get the absolute cast iron version of this form?

    s21, as you know doubt know, does not end a tenancy nor compel a tenant to leave. And many are invalid - check yours against..

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      Use the government web site's Form 6A.

        Thought so, but I saw a message saying something about almost correct s21 and thought that meant there were old versions are something. I guess they meant make sure you fill it out correctly

          It's remarkably difficult to get a section 21 notice right.
          The nearly legal checker linked in theartfullodger 's post is a great start.
          When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.

            The problem is usually not the s21 notice itself, but getting everything else right (service of s21 & handling of & proof of service of deposit, GSC, EPC, etc etc etc)

              I have text message acknowledgement of service of the gas certificate from 2 out of 3 tenants...the one who I am slightly wary of was asked to confirm like the others, but didn't (he doesn't respond to much so I don't think this was grand plan....I will give him another copy before serving S21....but I guess the fact that 2 out of 3 admitted getting it must hold some water?? I don't have to give them EPC as they are 3 separate tenants, but I am getting this done for the sale so will give them it anyway before s21. I did forget to protect one deposit but returned it with a record of doing so in bank account (I realise they can go for the 1-3x etc but can't stop s21). Deposit only £200 so not terrible if he does and I presume returning it and admitting error means lenient end of scale?? There are no building repairs outstanding. What are the etc's?
