    The most practical thing you can do is to keep an eye on things when the tenancy begins.
    People who want to use properties to farm cannabis use dummy applicants who're pretty much perfect looking tenants - but they never really move in, or if they do, they move out quite quickly.

    But it's hard to hide a cannabis factory.
    They're hot, and the windows have to be blocked or curtains and blinds always closed.

    And if you arrange an inspection with short notice, they can't be disguised.
    When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.

        Do this..... no ' grow ' can get out of this, but if you do live far away ensure the neighbours have your contact number, they always tend to notice something is up and call the Police..... who on the whole will not respond how you think on the first or even second call,it will simply be put in as ' intelligence '.

        There is very big money in running a grow, but it also takes a great deal of initial expense to get it all up and running, so they need to keep it in play for at least a year to farm a number of full crops. A lot are now moving to abandoned commercial premises as they have fewer interested neighbours looking at them, so to avoid all this..... inspect and keep in with the neighbours.

          Hi 👋 Everyone,

          Just bringing you quick update on my journey and progress
          I have completed all renovations thanks to my family, friends and other contractors! It been hard labour of love ❤️ but we were determined to restore our property to its former glory

          I have also contacted the DPS to close the previous tenant account and handle all relevant documents.

          I decided to list it in Gumtree and Openrent, I got a few quality interested tenants from Openrent but Gumtree was another eye 👁 opening experience!

          We actually got two private people interested actually telling us that they wanted to offer us more money and as usual we are not allowed visitation to property once rented and also no bank transfer of rent payment only cash 💵 we ran as fast as our legs 🦵 could carry us😃

          I am Amazed at the sheer boldness of this gangster and not sure 🤔 if someone landlords actually are working with them?

          Also we quickly decided no more private Lettings but to go through agency but to our surprise an estate agent call London lettings offered to help let out the property, but we decided to check them out and requested for their website and details and they claimed they are a specialist online agent that link tenant in their books to landlords, they sent two different tenants who met at my property and because I was parked away waiting in my car 🚗

          I was able to observe and see both tenants communicating and the property was viewed by a strange and different person who claimed that they were viewing for friends we questioned the agent he claimed the real tenants are shy and does not speak English and that he will pay deposit immediately to secure the property once they finish taking measurements and happy but we insisted we must see tenants before accepting deposit and we wanted to see the References and credit checks and details which all looks okay on surface for who has not been through same experience as me - But once we kept on our enquiries he stopped answering our calls and disappeared 👻

          Please be careful the gangsters are using every possible Avenues to get tenants into properties

          we have now taken the decision to ONLY use registered Estates agents pay the fees and have rest and peace ✌️ of mind

          I stop 🛑 here hoping to bring you more news on our progress and lessons learned from our experiences

            I wish I shared your optimism about "registered estate agents". The reality is that letting property and particularly selecting tenants is a minefield that it is impossible to get right every time. All one can do is to do as much 'due diligence' as possible on the prospective tenant in advance and probably, (sadly) reject anyone you are not certain of. In order to do that, I make sure that I do all tenant selection myself as agents, (all agents) are much more constrained by the nature of their business and the need to place almost everyone somewhere.

              I am sorry you have learnt the hard way, I do the above quoted comments as a matter of course..... and always have, i have had zero bad tenants and although some agents think i am ''' over the top '' , this is what one told me ! It is my asset and my money so i do what i like !!

              Only pick the very very best, and let the others fight over the scraps that are left, if they have been poor tenants in the past then that past will now come to haunt them, take no chances at all.

                Hi 👋 You are 💯 % right, Thanks for your tips, very much appreciated and we will definitely be doing all the due diligence and personally vetting all tenants before renting out,

                We are taking our time to find the right tenant that will take of the property.

                We are still at stage of admiring the good work of the restorations we done ✅ over the couple of weeks!

                  After reading this i will continue with open rent but make sure that prospective tenants realise i live nearby and visit frequently. I will mention the neighbours who know me and will be helpful with settlimg in.
                  that should put off the gangsters you describe who go on about privacy!

                    Cheapest insurance for a landlord is good relationship with all neighbours, even if you can't stand them & they have your 'phone number/email.

                    A few irritating moans but cheaper thsn not hearing of e.g. in my case panel of front door kicked in by upset boyfriend locked out....
                    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                      I have a question not sure if any of you have answers or similar experiences

                      I have an agent just came to see the property and to our surprise offering different options

                      He said they are property management company and they rent the property from me for 1 year and more…

                      But we hand over the property for the period of rental, we get our rent they place professional tenants, no agencies fees and charges, the fully manage and service and they perform all inspections

                      I am worried because I mentioned that insurance requires inspection every 3 months with logs showing me visits and he promised to send photos and videos periodically

                      I told him to send his details so I can check them out and fully vett them, so I can carry my due diligence checks, but still waiting for them to get back

                      The proposal sounds attractive but from what I have been through I am very careful and don’t thrust anybody

                      Please can anyone comment who has had similar experience if they are genuine or part of the the bad guys😃

                            People (and companies) who want to let properties but can't afford or don't want to buy them should be treated with suspicion.
                            It's possible for this type of scheme to work, and it would give the landlord a really passive income - but you'd be best to get references from other landlords on the same scheme with the same agent.

                                Unless they are a company with loads of assets with a AAA credit rating that can't/won't just fold the company and start a new one to escape paying their debts, something about barge pole comes to mind.

                                Don't agree to anything which violate your insurance.
