      As any rent increase, AT or AST can be challenged: But surely an AT, having stronger tenant rights and tenure (no s21.. ) would be "worth" more in the market. I bow to 45002's greater knowledge, is there any law or regulation ruling succeeded ATs can never make "market" rent values please??

      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        The 1st tier property tribunal will want to know the history of the property and can ask VOA for a report and to cancel an existing Fair rent, LL would fill out form RR104 after two years if there is no longer RT at the property ? https://www.gov.uk/government/public...air-rent-forms

          My new neighbour acquired the property next door, and later, without my knowledge or prior agreement, removed the fence completely, and replaced it with a lower one.

          I think its highly unlikely that they are going to take you to court for illegal eviction with the accusation that you deprived them of the ability to run the cannabis farm. Just take possession and move-on.

          With respect, your costs are irrelevant. The market rent is the market rent and if yours is priced above it, you won't get much serious interest....
