    Rent Increase

    Hi All, new to this site and the buy to let scene in general.
    I have a property that I let on an Assured Shorthold Tenancy. The fixed term of 1 year has just expired and I have allowed this tenancy to roll into a Periodic Tenancy, ie i have done nothing!
    Except, a few days before the end of the fixed term I sent a message to the tenant informing them that I would like to increase the rent by a small amount, from £1450 to £1475 per month. The tenant, who I am very happy with, messaged me back saying that they were fine with this. Should I have made this increase more formal or do you think its fine just to have a friendly exchange of messages?

    If they start paying then that's the formal agreement. Wait 'n see. If not paid, formal route only then, s13 notice.
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      I would write back to them confirming that the T has agreed setting out the new amount and when the first new rent is due. So at least you have it documented.

        Thanks Ash and Artful, yes the tenant has already paid the 1st month at the new rate, As you suggest Ash, I will write back to them confirming the new rate.
