    Done any training in landlord/tenant law Colin? I ask as when I started I thought I knew what I was doing. Oh my stupidity, ah the Hubris. Started learning, still learning, still making mistakes.

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

      You can do that. It won’t affect your attempts to evict, though.
      Most benefits recipients who aren’t pensioners work.

                No, not at all.... as a longterm holiday home owner, I achieved Portuguese Residency status for my holiday home on the Algarve and am entitled to be here. Whilst it rains all over the UK and is a paltry 10c with no sign of summer in sight, here it's 28c with a blue sky!

                  Whatever your residency status in Portugal (and the UK) as from Tuesday you will be required to quarantine/self-isolate for 10 days on your return to the UK.

                  But something gives me the impression that you'll think that legal requirements shouldn't apply to you and just ignore that requirement anyway.

                        What we did was find where the tenant was living, do a search on Land Registry to find the registered owner of the property, write to him to inform him that his new tenant is an absconder who left without settling rent arrears. We then arranged to attend the property, and alerted the police that the tenant had been sniffing poppers and they attended for a drugs raid. At the same moment, we demanded the tenant pay the rent arrears and we attempted to remove goods from the house (widescreen TV, computers, laptops). Typical police didn't show up until after we had left.

                          The problem with not responding is that people who read these forums to find information might think that these fantasies are real.

                          Encouraging people to waste police time and attempt theft is slightly more than "trolling".

                            News Flash From A Covid-Free And Very Sunny Algarve, Portugal (With Today's Forecast Set at 29
                            ℃)


                            Without any Court proceedings or any procedures, the Tenant's belongings were thrown into the street and the locks were changed!!!!

                            I had the pleasure of watching the whole footage as Steve, my man about London town, went to my property yesterday and was wearing a Go Pro Hero 8 chest-mounted body camera and videoed the whole lot. Tenant's full belongings thrown into the bus lane on one of North London's busiest roads and locks changed.

                            Job done. Rat out. No more rent arrears. Done and dusted.

                            This is one happy man in the Algarve. Glad I didn't take any of your advice, as the advice you dispensed was the stuff of armchair wannabe lawyers, the sort who hold their annual conference in a cheap rent-a-room-by-the-hour hotel. Bye!
