    Maintenance after section 21

    My tenants are refusing to leave the property after the section 21 notice ends on the 27th April they said they will leave when the council finds them new housing which we all know could be years. As far as I know they are still going to be paying rent so I have two options to sell the property tenants in situ or file for a possessions order.

    If I list the property tenants in situ can I still file for a possessions order at the same time?

    Also, once the notice period ends am I still under obligation to carry out any repairs on the property? I.e boiler breaking, patio doors needing repairs?
