    Change in letting agency.

    I have been renting a room in a shared house for 2 years under one letting agent, we were given 3 days notice of a change in letting agent. This letting agency never contacted us, we then lost WiFi. Which is part of our rental agreement. We have been without WiFi for 2 weeks. After over a week they gave us the neighbors WiFi password. The only contact we have had is from calls we have made, with them ignoring most of them. One housemate has lost a weeks worth of work due to this. I myself am due to start wfh, so decided to find somewhere else to live. I tried giving my notice today but have been told that due to ast. I can not give it until the 1st, this will mean I will be paying double rent for 2 weeks. Is there anyway I can argue against this? Many thanks

    Your contract is with whoever is named as landlord on tenancy agreement. The agent (unless actually landlord) is just that, agent, whilst they sort all paperwork & you've no doubt been paying them they are not the people you have a contract with.

    Write (Yes, write/email) to landlord (yes landlord) keep copies, copy BOTH agents a calm polite letter noting your confusion at the mess and request landlord sorts it. You've either an "address for the service of notices" for landlord from one or other agent, or spend £3 and get deeds for property with owner name & address from land registry.

    You can give your notice whenever you like (assuming it's periodic) but notice can't expire before last date of your NEXT tenancy period: So if monthly (?) periods are 3rd to 2nd of month, notice can't expire before (if served today) 2nd May. Unless landlord agrees early surrender (you could both agree eg to end tenancy this evening at 19:45, but BOTH need to AGREE!

    Sorry, what a mess, sounds like both agents need firing!
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        It would be better to get a specialist window fitter or someone recommended by the manufacturer rather than use the 'go to guy'.

        Yes if the windows are below a certain height, they need to be toughened glass so that someone can't accidentally break it. If they are at standard level then no toughened glass is required. Also windows need to be a certain width in case of fire.

        As the T has stated, there isn't much more you can do, see if they leave in Oct, if not follow up with proceeding to the courts and eventually bailiffs if they have not left.
