    Change of Landlord

    Hi all, I’m hoping someone can point me in the right direction. I share ownership of a property with my brother 50/50. My name is on the tenancy agreement and I have managed the property for the past 5 years. I am now transferring management of the property to my brother, how can I officially notify the tenants of a change in landlord? Do I need a completely new tenancy agreement or is a simple letter enough?

    Any guidance would be great. Thank you

    If you own the property 50/50, you don't need to do anything as both of you would be classified as Landlords of the property, unless you are selling your proportion of the property. You could send them an update of the contact details if you don't want calls.

      The landlord in this case is whoever is named as landlord on the tenancy agreement, ownership doesn't actually affect anything.

      If both siblings are named as landlord, it's just a change of manager.
      If it's only the OP, they need to serve formal notice of the change (and probably update the arrangements with HMRC).\

      If there's actually a change of ownership, there's more to the notice required.

        Who has been declaring how much of ALL the rent & valid expenses?
        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

          If you're the only named landlord, then you need a s48/s3 notice to the tenant with change of landlord details.

              There's a section of this website for documents.

              You don't need a s3 notice unless you're changing the ownership in some way.
