What a reasonable tenant would expect.
Less for one single person than a family of 5 with 3 rotties
What is considered reasonable wear and tear?

After 7 years I would be expecting to redecorate and recarpet throughout and certainly wouldn't be whingeing about a scribble on the wall.
Especially if you've been good tenants !!

I have always thought that "tear" meant "failure due to wear or age".
e.g. the fabric of trousers wears thin due to sitting, and eventually it is so weak that it tears.
e.g. a plastic item becomes brittle due to age and breaks in normal use.

Maybe the term should be changed and not lump two different things together?
Wear - Expected degradation over time.
Tear - Damage.
Shoes wear out, if there's a tear in them that's damage.

Normal wear and tear is, basically, what a reasonable landlord understood would inevitably happen with someone living in the property if the the occupants took normal care of the place.
So, writing on a wall, no, the odd scruff on a frequently used corner, yes.
A burn in a carpet, no, wearing on a frequently walked on area, yes.
The longer the lease, the more wear and tear you'd expect.
If you didn't have children when you moved in, some of the additional wear and tear that they caused could be outside the definition of "fair" because the landlord can't have known that there would be children living there.
Same for pets (no offence to your children!), unless the landlord agreed to them being there.

What is considered reasonable wear and tear?
I am planning on moving out of my current rental in the new few months and I'm wondering what would be considered reasonable wear and tear with regard to the state I'm going to leave the property in.
I have been there for 7.5 years and have had a few kids during the tenancy.
During the 7 years there's been no cosmetic work done by the landlord. We've had the place painted, although there has been some fresh scribbles done by the kids.
I could go into detail and provide photos if necessary but would be interested to see what you have to say first!
Feel free to ask any questions, I'll do my best to answer.
Thank in advance!Tags: None

by Jon66I prefer https://finerbedrooms.co.uk/ bedding for personal use. The 750 count cotton are the best and wash fantastically well.
Only a fool would provide a bed that contains any type of fabric as the stains would be foul, so you're probably advertising on the wrong forum.-

by an0nymousHi,
I'm looking to rent out a couple of rooms, and I'm not sure what's best. Ottomans cost more, however I can say "There's more storage there for your bedding/towels etc.." Drawers are easier to open, and when they've got no space, they're super light and probably less likely...-

by ClaymoreWell this has really taken the biscuit. Almost 7 months ago I served my tenants with 6 months notice. Notice expired end of March and they are still in the house. I arranged a video call to get an update on their situation and well, 4 hours later I am still in shock!
Here's the...-

Reply to Advice on noise (and harassment?)by sushiIf the noise maker is renting, why not try to contact the landlord directly?
When I've had this issue, contacting the council or managing agents achieves nothing. Informing the landlord has good results though!...-

In short- problems with noisy neighbours after being accidently outed by letting agent, neighbours being harass-y and would appreciate perspectives, thoughts and have some questions at the end.

Reply to Possession order questionby BorgieOk thanks. The attended hearing date is 4 weeks after review. Already got the date.
From what you say it sounds like both the review and the hearing have to take place before the possession order is issued. I was wondering if the possession order could be issued from the review alone....-

by BorgieGot a telephone hearing early next month to get possssion order. Can anyone talk me through what is likely to happen at this please. Plus will it definitely proceed to a physical hearing ( have a date for this if it happens) or could the possession order be granted at the telephone hearing?

Reply to Sink blocked for almost 3 weeksby sushiNo it hasn't. I've called out a plumber a few times in the past and have maintained it myself with vinegar/bicarb and unblockers.
I see this time that there's something different that can't be solved by what I've tried previously....-

by sushiMy kitchen sink has been blocked for almost 3 weeks.
The landlord/agent has been dragging his feet getting a plumber out and when someone did come, they confirmed my suspicions that it's something more just needing to pour some unblocker down (this is why I haven't called someone out myself...-
