    3 friends renting together

    First post so I'm sorry if I miss any details. We seem to have run into a little bit of a brick wall, 3 friends moving in together from family homes, we've all been in our current full-time jobs for years, we've been friends for 25+ years, living in England and seems we've been hit by needing a home with a HMO license as we're from 3 different households
    We've rang a couple places and been told a pretty categoric no seeing as it's 3 of us.
    Is there any sort of way round this? It seems most places we ring they don't have the license and it's become a little bit of a hiccup, I don't know if we're missing something?

    3 people renting together is really difficult and I think you'll struggle.
    Three people in more than one household creates an HMO and most properties of that size don't have the right set up to be an HMO.

    If you do find somewhere, the chances are it would simply be a landlord ignorant of the law (and therefore a problem all of its own).

      It just seems mad because over the years we've had other friends living together (consisting of 3 and 4 people) and they just seemed like standard family homes really, no one expressed any difficulty in doing so

        If it's a university town/city, maybe try some landlords normally letting to students? Their place are more likely to be set up for HMO.

          Check local council HMO dept if just 3 needs a license. Usually only if there is "selective licensing" unless Scotland where it needs a license.

          Of course if two of you were "in a relationship" it would not need a license.... .........
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

            See my comment about ignorant landlords.

            What often happens is that two people rent a property and one (or both of them) acquire a partner who moves in without telling the landlord, creating a serious mess.

              It might not need a licence, but it would still be an HMO in England.
              And all the HMO regulations apply.

                  Can't find any of tjay kind of info on my council website, even including a Google search, I can see info for 5 or more occupants but nothing other than that? And in regards to friends moving in in the past, it's been a case of actual friends, no couples at all, all had their own bedrooms, all moved in from the start and left together. I really didn't think 3 mates moving in together would be such a mess, it really does seem like a joke

                    More government legislation designed to help tenants that actually makes it worse for them. When I left home it was normal for friends to move in together. Now, as you've found out, it's just so difficult.

                      What (if any) would the repercussions be if 2 people were on the tenancy and the third moved in as a long term lodger? I assume if there's nothing in the contract about a lodger it wouldn't be a problem, but if there was they could just evict us without notice essentially?

                        There isn't any way that any landlord can evict tenants without notice.

                        But an HMO is created by occupation not by being tenants, so two tenants moving a lodger in is a typical way a problem arises.

                        The basic problem is that a 3 person HMO has the same regulations as a 5 person HMO with less income.

                            Have you tried looking on spareroom website? You can search for rooms as well as advertise for wanting rooms.

                              I agree. It has been suggested on this forum before that 3-bed HMOs are few and far between because the achievable rent doesn't justify the expense / compliance / risk / work that an HMO entails. I think that this is fairly accurate.
                              There is a fine line between irony and stupidity. If I say something absurd please assume that I am being facetious.

                                My kitchen sink has been blocked for almost 3 weeks.

                                The landlord/agent has been dragging his feet getting a plumber out and when someone did come, they confirmed my suspicions that it's something more just needing to pour some unblocker down (this is why I haven't called someone out myself...

                                Nothing happened for my review hearing, the solicitor said he had never had a call from the courts but he and I had to be available 'just in case'. The attended hearing was about 10 weeks later. Defendant didn't turn up, PO awarded together with costs. Judge wouldn't allow escalating to HCEO.

                                Got a telephone hearing early next month to get possssion order. Can anyone talk me through what is likely to happen at this please. Plus will it definitely proceed to a physical hearing ( have a date for this if it happens) or could the possession order be granted at the telephone hearing?

                                We're careful when using the sink what goes down. We've called out people for things in the past and they've told us that it wasn't installed or whatever properly to start with. It seems we're suffering the consequences of shoddy workmanship and doing things on the cheap....

                                I have tried to unblock it with a plunger and unblocker but it didn't work. A few months ago we called out a plumber who unblocked until it happened again almost 3 weeks ago.

                                That's why I'm convinced there's a problem with the whole system.

                                I'd rather it be officially attended...

                                Funnily enough I also reached the same conclusion as ExpertInAField and jpkeates . . . hence my comment that this may not be the right business for them ­čĄö I would still like to know in what way the quoted clause is contradictory, anyway clearly learning is not in Vene's agenda....

                                I'm renting a residential property (for the first time) and i would like a Word document of a tenancy agreement/contract, that i could edit with specific details. Some information to help understand the tenancy:

                                Property is in England.
                                Tenancy is for a sole tenant...

                                On the coast...... it has to be a point in front for Holiday Let, i do not see the demand for good UK holiday lets to go down much so this would be my choice if the location is right...... and it is that last point which really makes the thing work or not.
