You can serve s8g10 when only 1p is underpaid for only 1 day. But don;t take to court. Could "prompt" tenant for the cost of a stamp.
And explain "intentionally homeless"
Can we assume no reference or only a full, honest reference, please?? I'm sure you'd want that for any prospective tenant coming to you....I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

To be honest the way he is, he is deceitful so he will make up landlord references for next employer and landlord etc when I asked . He will just forge it , he's quite a shady type . In fact very shady
But anyway it is what it is but I can't be waiting till end up of April for his excuses and that assume he feel like paying then (he has nice 4 by 4 car probably credit but still)

by Bixwierwhat would happen if a LL has been trying to evict for rent arrears but they still don’t go after eviction notice has come and gone, then the LL finds out they don’t actually live there much of the time. Could he go and change the locks?

They currently have around 10 apartments they use in my block, I was luckily enough to speak to one of the members...-
