Just to add that was when we moved in, we were not told there was no cooker as it was installed when we viewed, however we were told it was white goods when we moved in even though there were no white goods listed or not listed.
we never did any cooking yet we are being asked to paint the ceiling in the kitchen.
we steam cooked or microwave grilled as we had a portable electric one.

Any employed person could lose their job any time, furlough or no furlough.
There are always risks with letting property. If that's too much for you then this is the wrong business for you, sorry.
This and other forums have too many examples of "guaranteed rent"...-

Reply to Help - Checklist new propertyby jpucng62I always put in a house file explaining any quirks of the property, bins days, cleaning tips etc with copies of the operating instructions of all appliances (I keep the originals), reminder to open accounts with utilities & C Tax and any other useful information.

Reply to Tenants claiming damaged clothingwell they made more effort to ventilate better and mould was still an issue. ive lived in properties where this happened and it didnt matter how much it was ventilated or heated, mould still appeared on walls and items near them....
