To be blunt..... what does it have to do with you ? Are you his carer or do you have an LPA over him ? I gather you do not live with him given he is a tenant and not a lodger....... and for the record you cannot '' force '' him to take a test, that would be assault.

T may just have the flu, as others suggest, as long as they carry on paying your rent abide by their obligations, don't break the tenancy, they should have freedom to do what they like in their property (within the law). Is this a HMO?

We bought a house which had an excellent surveyors report with no problems at all. The home report had number one next to all the boxes. The house was in tip top condition.
We stayed in the property from November to march without any problems.
well they made more effort to ventilate better and mould was still an issue. ive lived in properties where this happened and it didnt matter how much it was ventilated or heated, mould still appeared on walls and items near them....
Possibly because there is a legal definition in the Housing Act 2004 and it would risk creating a conflict if there was a definition in the Ts and Cs....
A head landlord creates a tenancy to one person for a flat.
That one person lives at this flat as their main residency, but lets a room to a lodger, this 'immediate' 'resident' landlord shares the kitchen and bathroom with this Lodger.
Check the mortgage agreement itself to see how it define the term "HMO"
In all the contractual papers delivered I cannot see any definition of an HMO, nor wording 'House in Multiple Occupation' - nothing, not one word, why would they omit to do so, when a condition is created by them...
