I would be grateful if someone could confirm I have got this right, I have a tenant whos ast is up in 10weeks and I would like them to vacate.
If I give them the 6months notice at 4monts effectively they could potentially be in for a min of 10months?
What is the point of a 6 month ast? Am I missing something here.

I don't think you're missing anything.

ASTs are not meant to be limited to any fixed term, they're meant to be ongoing agreements, usually with an initial fixed term.
That's how they're designed to work and how the Housing Act deliberately sets them up, a tenant's security of tenure is built into the arrangement.

Thanks, thought I was going mad had enough now and i made a plan to sale over the next 5years just seems so anti landlord and hardwork now.
