    Tenant - employment history worries

    Hello everyone! I'm new here, but I'm hoping someone will be able to help me.

    I'm not actually planning to rent anytime soon, but I'm concerned about taking the first steps into the rental market, whenever that might be. At the moment, I'm studying a postgraduate course in Information Management. My employment history since I left my first degree course has mostly been part-time work, first at shops, and currently as a library assistant.

    When I qualify, I know my first job will probably be a temporary one, and I may have to relocate for it. This is my first worry - will I be able to rent somewhere for, say, the six months of a temporary contract, given my employment history? Would I need a guarantor?

    I am also worried about my first permanent job, when I get it, again because of my employment history - if it shows a lot of recent part-time or temporary work, or even gaps between employment while I find something else after a temp contract has ended, will I struggle? Again, will I need a guarantor?

    At the moment, my dad is a home-owner and his income is enough to act as a guarantor. But of course, I'm having worries about what will happen if the situation changes and he is unable to act as a guarantor, given I'm not likely to be renting for another couple of years. Could I then be in a situation where I have a job, but nowhere to live nearby?
