Tenent is a pain in the backside with an attitude problem. This months rent has been paid but only part of the previous month. Once I issue a S21 I suspect I will get no rent and an awful lot of damage can be done in 6 months. So would you issue it now or wait until April when it should be 2 months notice again. Or is there a possibility they with ban them altogether then? I'd rather have a year without rent than him as a tenant I can't evict.

What material losses are you incurring? Lost rent / damage etc?
These are crazy times and whilst I don’t think finding new tenants will be hard. Getting rid of a bad one will be nearly impossible for a while so if it were only hassle and a little behind in rent I’d probably put it up with it for a few months until the situation (hopefully) clears (a little at least!)

Well I was hoping there would be a consensus one way or the other! I've tried writing off the rent arrears if he moves out but he doesn't want to go. This month's rent is due soon so I'll wait and see if he pays up, if he doesn't the decision is easy. I'm not at all confident S21 will return to 2 months notice in April. My money would be on permanent 6 months notice or abolition of it altogether. Also not sure how much notice we will get of a permanent change?

My tenant went ahead to redecorate and repaint the inside of my small 2 bed flat (leasehold, purpose build type). She only told me afterwards she has done so and sent me all the receipts to ask me to pay for them. In fact she said she had seek legal advice and she is entitled to it....-

Why not discuss the problem with the landlord? It's ultimately their responsibility if there are holes in the floor and your health is at risk They can talk to the shop owner and would not want to risk losing a good tenant.
