    Land registry on a house conversion

    Hi, I have converted a detached house to 3 individual flats and want to let them out. I will have to get leases on them and register with HM Land Registry but can anyone tell me if I can let them out straight away. I have phoned HM Land Registry and have asked a solicitor - both of whom seem to say they did not need registering immediately. But now have a partner saying they have to be and holding us up getting in tenants. Please can anyone advise me. Thanks

      Do they have individually registered addresses on the national postal database? If not, the tenants may have problems getting utility contracts. Also are they separately banded for Council Tax?

        Thanks for your replies. At the moment they are not officially addressed anywhere but the electricity and water companies have made their splits and followed the work and do have these registered under individual addresses (1, 2 and 3 (house name)). The council has not been notified yet, we dont pay council tax on this long term empty property that is undergoing work. It is almost finished though - just a bit of snagging.

          Have you got the consent from planning and building regs on this conversion? I will assume you have, you need to contact the VOA (they will assign the council tax banding based on the size etc for each flat, they will not need to come out to see the property if the plans show the scale of the property.

          You then need to register the property with the council, this also costs money, they will then assign the correct house numbers to the flats. You should look carefully if you want to create leases as they are expensive if you don't intend to sell the property, and just want to rent it out.
