    Tenants splitting up

    Hi everyone. I have two tenants in one of my properties that have decided they no longer like each other and are going their seperate ways. The fixed term has a further 6 weeks to run and they have agreed to pay the outstanding rent. I wish them to indicate there intention to end the tenancy in writing and wondered if there was a prescribed way this needed to be done or just a normal letter from each would suffice. Both tenants have now left the property but I am unsure as to wether I can re - let it without any written evidence of them quitting the ast. Many thanks in advance

    Just a short note from the tenants saying they are off will be fine. If it is a joint tenancy then only one of them needs to sign this.
    You can re-let without it, but better safe than sorry in my book.

      They don't have to signal their intent to leave the property at the end of a fixed term, they can just up and go on the last day.

      Although it is nice to get it in writing.

      They would need to give one month's written notice if in periodic.
