    A form 6a (or any other s21 notice) does not end a tenancy nor compel a tenant to leave. Only a court then Bailiffs/HCEO can do that. 1st step on s21 expiry is apply to court. Probably 4-6 months (guess given crisis) if ALL paperwork perfect.

    Have you checked your form 6a against a checklist like nearly legal's? Many are invalid.

    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...


      I understand I still need to apply for possession then balifs if he doesn’t leave. The form 6a is simple enough as it’s from the gov website and I comply with all the items on the checklist. The covering letter is to explain the zero deposit and the current situation.
