Say you will offer a reduction as a deferral (not a permanent reduction) of the same percentage as that offered by the average of they gas/electricity/water/broadband suppliers - if they could send you evidence of those percentages you will be happy to match the reduction. -
People don't receive 80% of their salary from the government, their employers do and pay the employees from the government funding.
Not all employers are doing this.

Rent reduction due to Corona Virus
I have a tenant who is renting a property and he and his room mate have requested a rent reduction as they cannot work during this period due to Corona virus. The tenants are from the EU and have been renting for around a year, I am unsure if they receive 80% of their salary as part of the UK government scheme. This property is a small flat, what rent reduction would be considered reasonable as I don't believe they would have a lot money saved?

Not generally the case, most deposits are held within the schemes which as we all know are not fit for purpose. You have to use ADR or lose it all. The option of MCOL is generally not available as tenant will have disappeared or have no assets.

Correct me if I'm wrong, but it seems that allowing arbitration through the ADR requires consent from both the tenant and the landlord. Obviously the tenants are likely to prefer this when they do not agree to a given deduction.

My son carried on living there and did not pay anything or make any contributions to the rent. During 2020 my circumstances changed and I needed him to pay to live there. Hi,
We were renting since June 2021 for a year and just recently signed tenancy agreement for another year. A week after that we received s21 from our landlord with 2 months notice.

I think the bar is set higher for ADR. A successful claim needs a good signed dated inventory, original receipts, date stamped photos, witnesses etc. Effectively beyond reasonable doubt.
A court uses balance of probability.
