    BUddy i think you need to be realistic and seek legal advice properly, there is a lot going on here. Needless to say this could go very wrong very quickly if you are not careful ,

      Hi guys,

      Firstly, thanks so much for all the advice given, much appreciated. I have considered things and sought legal advice and as some of you have said, there's no need for me to interact with the tenant directly. Apparently I am able to apply directly for a warrant for Possession, as I already have the order for sale, so I'll be going ahead with that. Will be interesting to see how the courts deal with this, but I'll let you know.

        solicitor should have ensured that the property was passed to you without it being occupied - check the small print ,
