    Dissapointment at tenant smoking at property

    Hi all, I know by now I shouldn't be surprised at anything a tenant will do!
    Went along today for first quarterly inspection at very recently refurbed/redecorated 1 bed property, tenant was not present. I was met with strong odour of cigarette smoke, evidenced by 2 used packets in the recycling bag.
    There is a no smoking clause in the tenancy agreement.
    How shall I play it, a stern word with tenant or perhaps a section 8 ground 12 notice, ( I know it ca not be enforced).

      There are even worse tenants....
      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        Usually when you first meet the tenants you can tell if they are decent folk or liars. The fact that there are even worse ones is not relevant (albeit true). Are you charging enough rent to take account of these liars and property destroyers.

          There are, but it's very very difficult getting rid of the stink once they've moved out involving several carpet cleans that may need doing twice, all curtains dry cleaned and another re decoration throughout. I prefer a s21.
