    Very untidy tenant

    I manage an HMO which has 5 bedrooms but only letting 3 of them at the moment. Have a problem with one of the tenants being very untidy - even in the communal area and she is really getting on the nerves of the other 2 tenants. We are hoping to let the other 2 rooms soon and will therefore be showing people around the property.
    I am happy to write to the tenant re the mess but so far the complaints from other tenants seem to have fallen on deaf ears.
    Does anybody have any ideas of what else to do?- she pays her rent ok but we are keen to probably end her tenancy anyway if this is not solved.There also appears to maybe be a problem with illegal drugs but this is unproven.

          Yes Jon66.

          A CCJ can be successfully set aside for 3 reasons broadly (as far as i understood the guidance)

          1. Money is not owed at all
          2. Mediation agreement followed properly
          3. Defendant did not know about the CCJ

          Via Section 21,i have recently been granted a possession order for my property to happen in middle Jan 2021. The tenants are claiming housing benefit and they owe rent arrears and monies just under £7000 - I have applied for MCOL and now currently waiting to request judgement...

          Gov.uk says "You must order an EPC for potential buyers and tenants before you market your property to sell or rent." A simplistic view I know but if you didn't market the property you don't officially need one.

          Hi All
          Hope you can help. I served a S21 notice on my tenants giving them 6 months notice to leave. The actual tenancy expired in August 2021 but with the Covid rules i had to give 6 months notice which means they have to be out by November.

          The notice was served May this year but...

          Unfortunately I simply renewed the tenancy like I have been on a yearly basis. So when I last renewed with them I didn't give a EPC, we just renewed amicably. It's only since serving the S21 notice that I realised I should have given them the EPC when they renewed last year, except it had already expired...
