    Let a house to local council

    Guys

    Have a property which is currently marketed for rent ( 2 bedroom - fully renovated ). Been about 3 weeks and not had much interest shown.

    Anyone got information or first hand knowledge around renting the property to the local councils or any other authorities which guarantee rent for a specified period?

    How does it all work and what the clauses etc.

    They put in someone who would be unacceptable as a direct private tenant and there is a 50:50 chance that the neighbours will start complaining. They will strive very hard to not evict the tenant. People report problems at the end of the agreement.

    Search the board for "rent to rent".

      Does every council offer this service? Can a landlord choose which tenant council puts in after?

            You have no control whatsoever who the council put in your flat / house, as the council is the tenant, who are allowed ( via the contract ) to put people in there.

            Recovering alcoholics,
            Homeless gypsies,
            Recovering drug users,
            Battered wives / girlfriends, with irate feral boyfriends / husbands breaking down doors,

            Also, if your place is trashed, you will only get to keep the deposit, which was put in a draw in the council office, from the towns council tax purse.

              Time of year - unless there's a real problem it'll go after Christmas.
              Anyone moving now has to.

              I've got a place that would normally have a queue to rent getting mild interest with a lot of people who can't afford it making daft offers.
              When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
              Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

                Looks like the council idea is out of the window then. The house is ready to move in so no issues on that side. Guess its just that time of the year then.

                  We tried a few years ago. We thought it was brilliant in the beginning. Had couple who were fighting in the night, Police being called in at 3am. Neighbhoour complaining about disturbance. I had one alcoholic. I had one person who seemed he had mental issues. We stopped for a few years. Another landlord told me he has single mother who throws rubbish,condoms baby potty water out of the window.

                  We tried again in 2017, in case the quality had changed, but we have an aggressive and difficult woman. We have repair issues every month. Tradesmen have been abused by her. They refuse to work when she is there. She regularly calls the councils on us. They know she is a problem. She gets nowhere, so tried calling children services. I had to explain history to them. We are begging for the property back!


                  You will get a tenant, sometimes, they are like buses. You have a wait, and then three come along at once!

                      I have just enquired about this with the council .
                      They guarantee the rent for 1/3 years .
                      They want everything moved out the property, apart from cooker and fridge .
                      Cooker and fridge need to be insured .
                      Need insurance with British gas for the gas .
                      Need landlord insurance .
                      Also need a fire alarm (three of them) to be fitted to the mains which costs £ 600 .
                      All the insurances cost about £500

                        That will be your council conditions. Other councils, other requirements.
                        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                          They're going to run it as an HMO, hence the wired in alarms.

                          Don't do it, but if they do, decline to leave the cooker and fridge in place (unless the cooker is fixed).
                          You'll need special insurance, normal landlord insurance won't cover this.

                            Well i think you know what to do ....... i deal with these tenants as a part of my day job, not a hope in hell would i allow them to live in my properties, not ever !

                              You also need good legal advice on the contract with the council, if you are (imo) foolish enough to proceed.

                                Join NRLA and do courses on being a landlird:. Much cheaper than the alternative (lack of knowledge) in both time and money. Even with agent you remain responsible for everything (but may have a later claim against agent).

                                You need to sue both of them, or just the tenant.
                                If you sue the guarantor, they have a simple defence, in that you haven't exhausted your attempts to recover the money from the tenant.

                                Which form are you using, you should be using the N1 form, or do it online, the max. you can claim in small £10k.

                                Success depends on your claim and how much supporting evidence you. Does the guarantor own a property? If so, I would be inclined to go for them, there is much more success...

                                I had a similar one - had a (non rent) business debt, did money claim online, person admitted debt and offered a stupid £5 a week which I refused. Had a physical hearing and was awarded the full amount. He did not pay - I put a charge on his house (he was a home owner) and went down the High Court...
