    EPC renewal mid tenancy ?

    Hi,
    I have had the same tenant for a number of years, now on a periodic tenancy.

    There was a valid EPC when the tenancy began, but it has now expired after 10 years.

    I know I'd need a new EPC for a new tenant.

    Do I need to replace it mid tenancy ?

    No. You only need it when getting a new tenant.

    BTW, if your previous EPC was an F or G, you would really be shooting yourself in the foot by getting a new one now. From next April, existing tenancies must be at least an E. Of course if yours is expired, no-one can prove that it would not now be an E.
