    Water supply turned off

    Today the maintenance people turned off my water to do some repairs, but then they called me and told me they were not going to make it over because another job took longer than expected. So I have no running water until they come back next week hopefully. I won’t know until I get another call from them. The property management company’s office is closed until Monday, and today is Friday.

    Without a check in inventory, it will be difficult/impossible for anything that the landlord claims to overcome a challenge.

    I third party condition report is the gold standard, if you can afford one, that's pretty bullet proof.

    If you do offset the debt from the sales proceeds, the tenant could claim the money back.
    The amount of the debt would be a counterclaim, making the tenant's claim pointless.

    They're much more likely to claim that you undervalued the goods and try and claim for consequential loss...

    There are specialist eviction companies (some of whom advertise on this site in the directory section) as an alternative to solicitors.

    If you don't know what you're doing or are not confident in your knowledge, repossession can be stressful.
