    Water supply turned off

Today the maintenance people turned off my water to do some repairs, but then they called me and told me they were not going to make it over because another job took longer than expected. So I have no running water until they come back next week hopefully. I won’t know until I get another call from them. The property management company’s office is closed until Monday, and today is Friday.

Just because something works does not mean it is justifed. It comes down to how much you consider you should follow the rule of law. If you allow yourself the luxury of bending the law a little in a way you consider does no real harm or you feel is justified because of the other person's conduct, then...

Some advice would be useful. One of my properties has a detached garage which is specifically excluded from AST. Someone has been letting this with a formal agreement for about 6 years, and paying rent monthly. Suddenly the rent stopped 4 months ago. I had a peep through the door crack and there seems...

I know what you mean but actually Form 6a does require tenant to leave: See....

    - - which is why I describe s21 as not compelling tenant to leave.

Perhaps a landlord-friendly form drafter had a hand in the ...

Hi, I’ve been trying to move tenants on from one property, without success, for around four months (two S21 notices because the first, issued by my letting agent, was due to expire between Christmas and new year, and I’m basically soft). The 2 month term of the second s21 expired on 22/2/20. They...

Without a check in inventory, it will be difficult/impossible for anything that the landlord claims to overcome a challenge.

I third party condition report is the gold standard, if you can afford one, that's pretty bullet proof.

Otherwise lots of photos and video (with that...

I am due to leave a property, it has been a nightmare from day one so I am really looking forward to it however, the LL has proved to be very dishonest. My question is because there was no inventory upon moving in how can I cover myself when leaving? I do not trust the LL won't make...

If you do offset the debt from the sales proceeds, the tenant could claim the money back.
The amount of the debt would be a counterclaim, making the tenant's claim pointless.

They're much more likely to claim that you undervalued the goods and try and claim for consequential loss...

Lawcruncher - you may be right legally (sure you are) but the letter I send always says the goods will be sold and outstanding debts plus cost of sale deducted. It works....

There are specialist eviction companies (some of whom advertise on this site in the directory section) as an alternative to solicitors.

If you don't know what you're doing or are not confident in your knowledge, repossession can be stressful.
