So if 1 tenant drops out his guarantor pays up for his portion of rent until you can get a replacement tenant. That sounds the easiest way to work it.

Joint And Several Tenancy with Guarantors
Hi,
Hope to get some advice please.
4 tenants on 1 AST each with a guarantor.
The AST will be joint and several, so they are all responsible for late or non payment.
How would this then work with guarantors? I understand there are limited and unlimited type of guarantors.Tags: None

by nukecadDefinite alarm bells there.
It suggests that they have a major cashflow problem.
ie. Do they need the money from the sale to buy building materials to finish the new build?...-

by junglerowerHi, I have exchanged contracts on a house which I will buy with a buy-to-let mortgage.
The current owner has bought a new house of David Wilson's homes and they have taken his old house in exchange, which I now bought via them.
His new house is not yet finished, so he has to move somewhere...-

by jpucng62So.....if you have suffered no loss why would you want to make a claim? Just because you can doesn't mean you should.
RRO are sometimes completely disproportional to the offence - and in this case you appear to be splitting hairs - and the stress on both sides would, I imagine, be quite...-

by PlumbobWe have literally just relet our bungalow. The agent who handled the new let and the previous one, which only lasted a year due to the tenant having to go to a care home, asked for the initial inspection report from 10 years ago to apparently check against the new one done in May 21 . The whole place...

by fpyardsI moved out of a flat a few days ago. While I was in the flat there was a leak due to a punctured pipe in a wall cavity that the landlord is claiming a deduction from our deposit for repairing.
The total cost being claimed is £492.50 for the plumber's work and £180 to repair the wall....-

by Section20zThe OP already has a CCJ, that's exactly what a judgement is , and they can continue enforcement in the normal way.
I often put mail back in a post box marked gone away and that's probably the most common way for Post Office to find out, it wouldn't be anything to do with a redirect because that...-

by Lulu999Dear All,
My previous tenants left the property in a bit of a mess with dilapidations well in excess of the deposit.
After continual texts from them requesting their deposit I emailed them with details of the amount I required to rectify matters. They didn't reply. (The texts also...-
