Well everyone, I have indeed been scammed

I tried all day yesterday to reach this 'landlord' by mobile and they have either blocked me or bought a Pay-As-You-Go phone and done away with it. They've also stopped responding to my emails. My final contact from this person the day before was a very odd text suggesting we go out to dinner at a restaurant after the viewing and that they would pay - the bank thinks this was a way to make sure I attended the viewing so that they could potentially rob my house.

I have been in touch with my bank's fraud team who are contacting the branch that the transfer was made to and opening a fraud investigation against that account, so that's something at least. I have also made a report to Active Fraud.

There's no guarantee I'll get the money back but lesson learned I suppose. What awful people exist in this world.

Check her out on the local authority website to see if she’s a registered landlord.

Really sorry to hear this, hope you get redress:

          I 'ates cheats...
I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
