    Evening everyone

    We recently had a very bad referencing mishap with our usually very good referencing agency whose name we won’t mention here except that they are quite well known.

    Can any landlords recommend their referencing company to us so we don’t make the same error?

    We are happy to pay for a quality service and until recently this company was very good however they allowed a recommendation to go through to us which we trusted where actually the evidence was to the contrary and the tenant had amassed quite a lot of debt.

    We took 8 months plus to remove tenant for arrears and recently heard that they had done this to a previous landlord.

    PM’s welcome we need to move on to a good referencing company who will give realistic assessments.

    Sorry to read your story.

    In the past I have used RLA & NLA referencing/tenant checks, full service.

    Were the rent arrears registered as CCJs? If not v v v unlikely to be found by a credit check. And you may have found the problem with the current landlord giving a good reference to get rid of someone.

    Nothing to stop YOU doing the referencing and contacting, yourself, current AND PREVIOUS landlord (with tenant's written permission). Costs almost nothing.

    A tenant not paying rent is a risk any landlord will allow for: Can happen to someone with an immaculate record for the past 20 years.. (loses job, gets sick, family crisis, MH..).

    What legal action have you taken to get the money back from your tenant? HOW did you evict - s8 or s21?? Did you give a reference to them?

    The tenant didn't pay rent from the second month onwards. After we'd evicted him we found out he'd had rent arrears going back to 2010! The company we used for these checks passed him as reliable and didn't throw up any previous convictions so we want to give them a wide berth.

    Was this a tenant who "went bad" or some problem with a "Rent Guarantee" scheme/scam?
