    He does not have to be. Papers can be Served on him at last known address (Rental property), even though g/f says he has moved out.
    She is not a squatter if she was invited to stay by T.
    When you get a repo Order against T Bailiffs will remove ALL occupants.

    Explain to tenant that until the place is vacant & returned, with deed of surrender, he remains liable for rent etc.. And would he like to resolve the situation. Likely quickest & easiest.

    But yes, s8 & s21 served TODAY!

  • Named Tenant moves out leaving ex-girlfriend in property

    This is a little tricky, tenancy was with the Male only, the tenancy then moved over into a periodic tenancy, the Girlfriend informed me that he has left the property, but she wont leave and wont carry on paying the rent (which is fine as I don't want to start a new tenancy with her).

    I understand he may have surrender the tenancy and understand he is still liable, but his phone is disconnected and no idea even if he is in this country.

    Can she be classed as a squatter,as no tenancy was formed with her? Can I just call the police for assistance and change the locks or do I need to serve S21 notice on the run away tenant and wait 2 months etc?
