    I've tried using the new service at https://www.moneyclaims.service.gov.uk/, but it asks if the claim is against a single person, as soon as you say no, it then says you can't use the service. Do I need to do 2 claims? Do I need to use the old service?

    In addition, it asks if the claim is for a tenancy deposit, I've said no, as it's for unpaid rent.

    Simple, the tenant owed around £3k, but said I could keep the deposit, hence £1840 is the difference...

    Money claim online but you are going to have to explain why if he owed £1840 and agreed you could keep the deposit there is another £1840 owing. Presumably this is for lack of notice and/or damage?

    Many guarantor agreements are worthless as anything other than moral pressure. You should try suing both but be prepared for that claim to fai if they fight it. Read the information elsewhere on this site re guarantors.

    You sue both tenant & guarantor, jointly, after LBA (identical) to each. Then collect from whoever has assets or a PAYE job. And ensure they get CCJs if not promptly paid - so life gets painful.

    Tenant moved out owing £1,840

    Hi,
    My ex tenant moved out around a month ago. He owed £1,840 and before he left agreed for me to keep the deposit (in writing), even with the deposit, there's still £1,840 left owing.

    The council were paying for the rent and I've been informed that the council did indeed pay the tenant for the months outstanding. I have the tenant's new address and his sister was a guarantor. I'm now assessing my options for chasing up the rent arrears. What's the best way to go about this?
